The Art (and Science) of Staging

Stage Right: How We Create Spaces That Sell

Staging isn’t just decorating—it’s emotional architecture. It helps buyers see a lifestyle, not just a layout. Homes that are staged sell faster, often for more, because they feel finished, intentional, and loved.

In a world where buyers swipe before they step foot inside, staging turns a space into a story—and that story sells.

We don’t just style rooms—we shape emotional moments. Here’s how we turn empty spaces into homes people have to have in five easy steps.

Step 1: Strategic Walkthrough

Before we even bring in a single pillow, we walk the space like a buyer would. We evaluate sightlines, light sources, focal points, awkward nooks, and layout flow. We ask the big questions: Who’s the target buyer? What lifestyle should this space whisper (or shout)? This is our design blueprint moment.
Pro Tip: This is where we decide the story the home needs to tell. Urban chic? Family comfort? Coastal ease? No guesswork—only intention.

Step 2: Declutter + Depersonalize

If the home is lived in, we strip away distractions. Family photos? Packed bookshelves? Overstuffed couches? They go. The goal is to open the mental real estate for buyers to see themselves living there, not someone else.
Pro Tip: Less isn’t just more—it’s magic. We curate what stays and what needs to walk out the door for the big debut.

Step 3: Color + Texture Curation

Our design team selects a palette that enhances natural light and harmonizes across rooms. We layer in texture through rugs, throws, plants, and accessories. Think cozy but polished, clean but lived-in.
Pro Tip: Every staged room gets a touch of warmth. A velvet pillow. A woven basket. A fresh eucalyptus sprig. It’s what makes it feel “real.”

Step 4: Furniture Placement for Flow

We place every piece to highlight the space’s assets and encourage natural movement. It’s about scale, symmetry, and breathing room. That dining table? It's angled just right to showcase the light. That sofa? Anchors the room without eating it.
Pro Tip: We always make sure there’s a clear path. Cluttered = cramped. Open = opportunity.

Step 5: Final Styling + Photo-Ready Polish

We finish with styled surfaces, layered lighting, and a photographer’s eye. This is the cherry-on-top moment—the punchy artwork, the coffee table books, the just-right florals.
Pro Tip: We stage for the eye and the camera. After all, your first showing is often online.

The Results?

Faster offers. Higher bids. Fewer days on market.

Whether it's a cozy condo or a luxury estate, we bring the wow—and we do it with purpose. Want to transform your next listing? Let’s make it happen.

Navigating Tariffs Together

A Message from Marlena Design Group

In today’s evolving global market, tariffs are beginning to influence many industries — and interior design is no exception. Here in the Denver Metro Area, we’re seeing shifts that can affect how materials are sourced, project schedules are managed, and budgets are planned. At Marlena Design Group, we want you to know: we’re here to help you navigate it all.

What This Means for Your Project

Tariffs on imported goods may lead to changes in pricing and longer lead times for certain materials. While this can create uncertainty, being informed helps us prepare — and preparation is where we shine. Our design team is staying ahead of these shifts by actively monitoring updates from manufacturers and suppliers, many of whom are adjusting pricing cautiously and transparently.

Each project is unique, and so is its budget. That’s why we are committed to transparent pricing — we’ll walk you through how tariffs may impact your specific design plan and help you make informed choices along the way.

How We're Supporting You

We’ve cultivated strong, diverse relationships with suppliers to ensure flexible sourcing options. Whether it means sourcing alternative materials or choosing local options, our network gives us the agility to keep your project moving forward — beautifully and efficiently.

Here’s how you can partner with us through this:

1. Plan Ahead
Due to potential delays and rising costs, early planning is more important than ever. When possible, we encourage clients to engage with us early in the process to allow time for sourcing and scheduling adjustments.

2. Consider Alternatives
Exploring locally made or alternative products can offer stunning results while keeping your project on track and within budget. We’re continuously working with local vendors such as Classic Homes, JSI, South + English, along with others and artisans to offer fresh, creative options that align with your goals and avoid additional tariff costs. If purchasing products at this time does not work for you or your budget, we are still available to offer designer packages to help rework your space starting at $250.

3. Keep the Conversation Open
Our strongest client relationships are built on open communication. Sharing your budget goals and design preferences early helps us deliver a personalized experience that meets your expectations — even in a changing market.

We’re In This Together

Interior design should be an exciting and inspiring journey, not a stressful one. While market conditions may shift, our commitment to you remains steady. We are here to guide you through every step, providing clarity, compassion, and creativity — no matter the challenges.

Thank you for trusting Marlena Design Group. We look forward to creating spaces with you that feel just like home.
